NZ’s hottest suburbs: highest yield locations exposed

NZ Property Investor’s data is in and it reveals brand new hotspots as well as reliable favourites with consistently high yields.

In this month’s issue of the magazine, we feature our annual round-up of the top 50 highest yielding suburbs which analyses 481 locations around New Zealand to disclose those with the most to offer investors.

Last year’s hottest towns – Kaikohe in the Far North, Kawerau in the Bay of Plenty and Wellington Central apartments all make a re-appearance.

But peripheral suburbs to last year’s top locales have in many cases eclipsed last year’s winners.

Yield is always a market for whether an investment is viable or not – the cashflow equation doesn’t rely on future or past trends, but focuses solely on whether the deal is good today.

Capital value increase – or decreases – over the past 12 months may influence the viability of an area.

But, as the local experts we spoke to reveal, the market is unpredictable and many factors contribute to growth. 

For those chasing the holy grail – highest capital gains combined with higher yields – we have provided a reference ranking capital gains of our top 50 highest yielding suburbs.

But be cautious, read the commentary on these places, and do your own research before you buy.

The global financial crisis hit the regions hard, and many areas took a long time to recover, given their lack of diversity of employment compared to the cities.

So it pays for investors to remember: lower value areas sometimes pose a higher risk and there can be hidden costs in any purchase.

4. Flaxmere – Hastings (house)

5. Wanganui – entire district (house)

6. Ruapehu – entire district (house)

7. Kawerau – entire district (house)

9. Wairoa – entire district (house)

10. Wanganui – entire district (flat)
