Property rock star Matt Thorburn

If you were one of Matt Thorburn’s parents, you probably would have been a bit worried about him when he was 21.

He was working for the minimum wage in a warehouse, hoping his band would hit it big and had just found out he was going to be a father.

Matt is now 37 and his parents are, no doubt, feeling a bit more relaxed.

Over the last five years, he has built up a property portfolio worth over $6 million with a loan-to-value of around 50% and owns a lovely new freehold home in Titirangi.

He’s also the director of two successful property-related business and has a coaching role with Robert Kiyosaki’s Rich Dad, Poor Dad Australasia programme.

Here are Matt’s top seven tips for fellow investors:

1. Try to buy ahead of the curve.
2. Know your target market.
3. Spend renovation money on the “touchable” items.
4. Don’t rip people off.
5. Borrow sensibly.
6. Take a profit when it’s handed to you.
7. Give back.
