Northland
In total, 147 houses sold in Northland in December, down on the 174 and 231 sold in November 2007 and December 2006 respectively. The median price rose to $335,000, from $307,500 in November (December 2006: $290,500).

16 houses sold in the Whangarei County area (November 2007: 23; December 2006: 27). The median sales price rose to $430,000 in December (November 2007: $372,500; December 2006: $400,000).

58 houses sold in Whangarei City in December (November 2007: 84; December 2006: 104). The median price fell to $307,050 (November 2007: $327,750; December 2006: $285,000).

Auckland
The median house price in Auckland reached $460,000 in December (November 2007: $450,000). In total, 1,665 houses sold, down on the 2,434 sold in November. In December 2006, 2,779 houses sold with a median price of $422,500.

The median sales price for a North Shore City home eased to $516,000 in December from $540,000 in November (December 2006: $519,250). 280 houses sold in December, down from 407 in November 2007 (December 2006: 484).

Sales volume fell in Waitakere City in December with 174 houses sold (November 2007: 317; December 2006: 382). The median price dipped to $376,250 from $384,000 in November (December 2006: $350,000).

The median price for a house in Auckland City rose to $510,000 (November 2007: $487,000; December 2006: $476,000). 605 houses sold (November 2007 & December 2006: 837).

337 houses sold in Manukau City in December, down on the 485 sold in November and the 627 sold in December 2006. The median price eased to $430,000 from $438,000 in November (December 2006: $383,000).

Sales fell in Papakura with 58 houses sold (November 2007: 94; December 2006: 96).The median price rose to $380,000 (November 2007: $340,000; December 2006: $325,750).

The median price for a Metropolitan Auckland house rose to $460,000, from $453,000 in November and $425,000 in December 2006. 1,454 houses sold (November 2007: 2,140; December 2006: 2,426).

114 houses sold in Rodney District, down on the 141 sold in November (December 2006: 184). The median price rose to $500,000 (November 2007: $495,000; December 2006: $446,000).

The median price for a house in the Franklin District dipped to $379,000 in December (November 2007: $390,000; December 2006: $349,000). 48 houses sold, down on the 84 sold in November (December 2006: 78).

49 houses sold in Thames/Coromandel in December (November 2007: 69; December 2006: 91).The median price reached $470,000 (November 2007: $415,000; December 2006: $375,000).

The median price for an Outer Auckland home reached $460,000 in December (November 2007: $440,000; December 2006: $415,000). 211 houses sold (November 2007: 294; December 2006: 353).

Waikato/Bay of Plenty/Gisborne
The median price for a house in the Waikato/Bay of Plenty/Gisborne region reached $330,000 in December, up from $322,750 in November and $300,000 in December 2006. In total, 852 houses sold, down on the 1,142 sold in November and the 1,252 sold in December 2006.

Sales fell in Waikato Country in December with 154 houses sold (November 2007: 238; December 2006: 234). The median price rose to $272,600, from $269,000 in November and $240,000 in December 2006.

The median price for a house in Hamilton City rose to $337,500, from $332,125 in November and $318,000 in December 2006. 231 houses sold, down on the 236 sold in November and the 311 sold in December 2006.

Sales volume eased in Western Bay of Plenty Country with 57 houses sold (November 2007: 75. The median price eased to $400,000 from $410,000 in November. In December 2006, 87 houses sold with a median sales price of $390,000.

The median price for a house in Mt Maunganui/Papamoa rose to $450,500 in December (November 2007: $420,000; December 2006: $397,000). 76 houses sold during the month, down on the 95 and 122 sold in November 2007 and December 2006 respectively.

94 houses sold in Tauranga in December (November 2007: 146; December 2006: 156). The median price eased to $362,000 from $392,500 in November (December 2006: $351,000).

Rotorua’s median price eased to $255,000 in December (November 2007: $260,000; December 2006: $249,000). 91 houses sold (November 2007: 122; December 2006: 114).

36 houses sold in Taupo in December, down on the 60 sold in November. The median price reached $382,500, from $336,000 in November. In December 2006, 71 houses sold with a median sales price of $340,000.

The median price for a King Country home rose substantially to $217,000 in December (November 2007: $138,250; December 2006: $145,000). 10 houses sold during the month, down on the 22 and 23 sold in November 2007 and December 2006 respectively.

The median price for a Gisborne City home eased to $257,500 in December, from $261,000 in November (December 2006: $220,000). 34 houses sold, down on the 68 and 58 sold in November 2007 and December 206 respectively.

Two houses sold in Gisborne Country in December, down on the three sold in both November 2007 and December 2006. The median price rose to $230,000 (November 2007: $187,000; December 2006: $215,000).

The median price for a house in Eastern Bay of Plenty Country increased to $298,000 in December, from $275,000 in November. 67 houses sold, down on the 77 sold in November. In December 2006, 73 houses sold with a median price of $233,000.

Hawke’s Bay
Sales volume eased in the Hawkes Bay in December with 246 houses sold, down on the 267 sold in both November 2007 and December 2006. The median price eased to $273,267 from $275,000 in November (December 2006: $255,000).

The median price for a house in Napier City dipped to $309,000, down from $320,000 in November and $301,500 in December 2006. 99 houses sold (November 2007: 100; December 2006: 110).

81 houses sold in Hastings City in December, down on the 117 sold in November and the 90 sold in December 2006. The median price rose to $281,000 from $270,100 in November and $250,000 in December 2006.

The median sales price for a Hawkes Bay Country home reached $240,000 in December, up from $235,000 in November and $131,000 in December 2006. 26 houses sold, up on the 15 sold in November and the 21 sold in December 2006.

Manawatu/Wanganui
The median price for a house in the Manawatu/Wanganui region reached $244,000 in December, up from $228,000 in November and $215,000 in December 2006. In total, 289 houses sold (November 2007: 388; December 2006: 402).

The median sales price for a house in Palmerston North City eased to $267,500 in December, from $293,000 in November (December 2006: $260,000). 121 houses sold, down on the 153 sold in both November 2007 and December 2006.

Sales volume eased in Manawatu Country with 28 houses sold in December, down on the 43 sold in November and the 36 sold in December 2006. The median price rose to $220,000 in December, from $210,000 in November and $181,000 in December 2006.

The median price in the Manawatu Region rose to $255,000 in December, from $235,750 in November (December 2006: $231,000). 211 houses sold, down on the 276 sold in November and the 290 sold in December 2006.

57 houses sold in Wanganui City in December, down on the 86 sold in November (December 2006: 80). The median price reached $195,000 (November 2007: $191,000; December 2006: $181,000).

The median sales price in Wanganui Region rose to $194,400 in December, from $186,250 in November (December 2006: $175,500). 78 houses sold, down on the 112 sold in both November 2007 and December 2006.

Taranaki
The median sales price for a house in Taranaki eased to $260,000 in December (November 2007: $275,000; December 2006: $270,000). 150 houses sold during the month, down on the 217 sold in November and the 199 sold in December 2006.

25 houses sold in the Taranaki Country region in December (November 2007: 31; December 2006: 29). The median price eased slightly to $232,500 (November 2007: $233,000; December 2006: $260,000).

The median sales price for a New Plymouth City house eased to $293,500 in December, from $311,000 in November and $320,000 in December 2006. 70 houses sold, down on the 104 and 96 sold in November 2007 and December 2006 respectively.

Wellington
Wellington’s median price eased to $370,000 in December, from $395,000 in November (December 2006: $365,000). 598 houses sold (November 2007: 1,009; December 2006: 977).

52 houses sold in the Wairarapa in December, down on the 68 sold in November and the 102 sold in December 2006. The median price also eased from $272,500 in November to $266,000 in December (December 2006: $236,750).

The median price for an Upper Hutt house rose to $340,500 (November 2007: $322,000; December 2006: $306,500). 68 houses sold (November 2007: 113; December 2006: 90).

129 houses sold in the Hutt Valley in December, down on the 184 sold in November (December 2006: 165). The median price dipped to $314,500 from $341,450 in November and $330,000 in December 2006.

The median price for a house in Otaki/Paekakariki eased to $337,000 in December (November 2007: $350,000). 101 houses sold, down on the 143 sold in November. In December 2006, 196 houses sold with a median sales price of $343,000.

Sales volume rose in Pukerua Bay/Tawa in December, with 46 houses sold (November 2007: 97; December 2006: 91). The median price eased to $360,000 (November 2007: $416,000; December 2006: $365,000).

49 houses sold in Central Wellington in December (November 2007: 104; December 2006: 65). The median price fell to $415,000 from $447,850 in November (December 2006: $400,500).

Nelson/Marlborough
The median price for a Nelson/Marlborough house rose to $338,000 in December, from $333,000 in November (December 2006: $320,000). 249 houses sold during the month, down on the 313 houses sold in November and the 272 sold in December 2006.

97 houses sold in Nelson City in December (November 2007: 112; December 2006: 94). The median price increased to $320,000 (November 2007: $315,000; December 2006: $311,250).

The median price for a house in the Nelson Council zone remained steady at $330,000 in both November and December 2007 (December 2006: $332,000). 155 houses sold, down on the 203 and 174 sold in November 2007 and December 2006 respectively.

94 houses sold in Marlborough in December (November 2007: 110; December 2006: 98). The median price rose to $355,000 from $334,000 in November (December 2006: $305,000).

Canterbury/Westland
Sales volume declined in Canterbury/Westland with 825 houses sold in December, down on the 1,177 sold in November. The median price rose to $315,000 from $314,000 in November. In December 2006, 1,209 houses sold with a median price of $290,000.

The median price for a house in Christchurch City slipped to $336,000 in December, from $340,000 in November. Sales volume also eased with 527 houses sold, down on the 794 sold in November. In December 2006, 782 houses sold with a median price of $316,250.

The median price for a home in Rangiora eased to $284,000 in December from $322,500 in November (December 2006: $262,000). 34 houses sold, down on the 42 sold in both November 2007 and December 2006.

The median price for a house in North Canterbury eased to $297,155 in December, from $312,500 in November. 16 houses sold, ten less than the 26 sold in November. In December 2006, 30 houses sold with a median price of $255,000.

The median price for a house in Canterbury Country dipped to $390,000 in December, from $392,500 in November (December 2006: $346,000). 43 houses sold during the month, down on the 60 and 55 sold in November 2007 and December 2006 respectively.

36 houses sold in Mid Canterbury in December (November 2007: 49; December 2006: 67). The median price rose to $287,500 from $247,500 in November (December 2006: $228,000).

52 houses sold in Timaru in December (November 2007: 80; December 2006: 75). The median price fell slightly to $234,000 from $236,000 in November (December 2006: $225,500).

The median price for a house on the West Coast eased to $185,000 in December, from $188,000 in November (December 2006: $172,825). 31 houses sold (November 2007: 61; December 2006: 56).

298 houses sold in Outer Canterbury in December (November 2007: 383; December 2006: 427). The median price rose to $270,000 from $258,000 in November (December 2006: $240,000).

Central Otago Lakes
124 houses sold in December, up on the 120 sold in November (December 2006: 139). The median price eased to $419,000 (November 2007: $430,000; December 2006: $422,500).

The median price for a house in Central Otago fell to $363,000 in December from $385,000 in November (December 2006: $355,000). 81 houses sold (November 2007: 65; December 2006: 74).

Sales volume eased in Queenstown in December with 43 houses sold (November 2007: 55; December 2006: 65). The median price increased to $550,000 from $485,000 in November (December 2006: $580,000).

Otago
260 houses sold in Otago, down on the 370 sold in November (December 2006: 306). The median price rose to $250,050 (November 2007: $235,000; December 2006: $229,000).

Sales volume eased in North Otago with 34 houses sold (November 2007: 47; December 2006: 45). The median price increased to $202,500 from $190,000 in November (December 2006: $195,000).

The median price in Dunedin City rose to $260,000 in December from $255,000 in November (December 2006: $242,750). 208 houses sold (November 2007: 293; December 2006: 228).

Sales volume eased in South Otago with 11 houses sold, down on the 25 and 27 sold in November 2007 and December 2006 respectively. The median price rose however, reaching $176,000, up from $140,000 in November and $165,000 in December 2006.

Seven houses sold in East Otago in December (November 2007: five; December 2006: six). The median price also rose to $231,000 (November 2007: $150,000; December 2006: $185,000).

Southland
Sales volume fell in Southland with 192 houses sold (November 2007: 226; December 2006: 212). The median price eased to $191,000 from $209,025 in November (December 2006: $150,000).

Sales volume eased in Invercargill in December with 125 houses sold, down on the 154 and 138 sold in November 2007 and December 2006 respectively. The median price fell to $199,000 from $207,000 in November (December 2006: $164,000).

The median price for a house in Gore fell to $164,500 in December, from $182,500 in November (December 2007: $124,500). 28 houses sold, four more than the 24 sold in November (December 2006: 39).
