Green credentials add value to property

Vendors are seeing green credentials as selling points, and buyers are responding, with one in 10 people prepared to pay up to 25% more for a ‘green’ home, says a recent poll by allrealestate.co.nz

Monday, May 07th 2007

A significant 47.52% of respondents believed that having one or more environmentally friendly features around the home would make it more saleable, with a quarter (18.81%) predicting the value of the property can attract a premium of 10% more if on the market.

Shaun Di Gregorio, allrealestate.co.nz general manager says, “As sustainability moves up on everyone’s agenda, properties that are environmentally friendly are definitely becoming more popular”.

The company has also noticed a significant increase in advertisements noting the sustainable features of property.

“In fact over the last three months there has been a 165% increase in the use of ‘green’ buzz words like heat pumps, solar water heaters, water-efficient shower heads, energy-efficient and five-star ratings popping up in listings’ advertising copy,” Di Gregorio says.

“With the cooler months now upon us, energy efficiency is coming to the fore in the minds of buyers, and sellers would be wise to increase both the value and the saleability of their properties by implementing relatively low-cost measures.”
