How can I check out potential tenants?

How can I check out a prospective tenant? Is there a tenant rating and or a landlord rating website I can use?

The Department does not maintain a public database of tenants, landlords, current tenancies or properties available to rent. Neither do we have a database on the history or other information about landlords or tenants. However, you can view Tenancy Tribunal decisions at There you can do a search for the name of a prospective tenant to see whether they may have been a party to recent proceedings in the Tribunal. We also have a pre-tenancy application form that you can use when prospective tenants are applying to rent your property, which you can find at For further information about prospective tenants, you can contact the Department of Building and Housing on 0800 TENANCY (0800 836 262).
