The real problem is the government (both) trying score political points for do gooding. This effectivly is lowering the supply(as owners bail) due to onerous legislation & the tenancy tribunals penchant to not hold tenants responsible for ANYTHING. they dont know or dont want to if a cost is placed on a owner the owner passes the cost to the tenant. So lower supply pushing up rents. Onerous costs on property owner equals higher cost for tenant. Get the government out of peoples private lives & business. Problem solved.

the real problem is we as a nation is really badly educated on a what a healthy home looks like and having the highest respitory problems in the world is a direct result of our home environment. if you have played monopoly you will know that the worst card to pick up is the one that says you MUST repair your homes and hotels. why ? because unfit for human habitation . how long has monopoly been around ? in Sweden where im originally from , its illegal to have your home including bedrooms below 18 celsious ( radiant tempereature).landlords own homes are often worse than the one they rent out so don't understand why. you are not asked to create a palace, just an environment that don't make your tenants sick. there are strong environmental rules for renting out commercial property, home environment rules where children and elderly live should be even tougher.
