Tenant running home business

Question from Anne updated on 15th September 2012:

My tenant has informed us that she will be running a graphic design business from our property. She wants to put a makeshift office in the garage (which we have agreed to) and signage outside. Do I have to inform my insurance company about this and if so, will it impact on my payments? Is there anything else that I need to be aware of?

Our expert Hamish Firth responded:

Home offices and a small amount of signage (say 1sqm) are usually permitted under the district plan of each council. They usually restrict the staff to say the occupant and one other outsider. Each council is different so please check with your specific council directly. In terms of your insurance company, it may be wise to give them a courtesy call.
