Converting garage into unit?

We live in a house where there is potential to convert the internal access garage into a one-bedroom unit of around 40sqm. Could I rent out this unit without any hassles?

It is very important that any changes made to the garage comply with the building code and have any required planning consent. It would be best (before any works are done) that you meet with a building and planning officer at your local council as you can be served with an Abatement Notice or a notice to cease the proposed use. This could prove very costly if the necessary paperwork and permits have not been approved.
